DD vs CD: Understanding the Key Differences in Construction Drawings

One of the most common questions we hear from architects, developers, and contractors is: "What's the difference between Design Development (DD) and Construction Documents (CD)?" Understanding this distinction is critical for project planning, budgeting, and scheduling.

What Is Design Development (DD)?

Design Development is the phase where schematic design concepts are refined into more detailed, coordinated drawings. At the DD stage, major building systems, materials, and spatial relationships are defined — but the level of detail is not yet sufficient for construction or bidding.

What Are Construction Documents (CD)?

Construction Documents represent the final, fully detailed drawing package used for bidding, permitting, and construction. CD sets contain comprehensive information that contractors need to build the project without ambiguity.

When Do You Need Each?

DD sets are appropriate when you need to validate design decisions, obtain preliminary cost estimates, or secure early permit approvals. CD sets are required when you're ready to bid the project, submit for final permits, or begin construction.
